HVAC RETROFIT AND FACILITIES SCOPE OF SERVICES
A Fortune 500® company, Aflac has undergone rapid growth which has led to extensive facilities expansion in a short period of time. As a result, its corporate campus buildings range from a 19-story tower built in the late 70s to a 250,000 square-foot single-level call center opened in 2002. HVAC systems are equally varied. They range from central plant chilled water systems to multiple DX rooftop units, spanning from three to 30 years in age.
In view of the diversity and complexity of the HVAC systems involved, the client's facilities management group elected to work with a commercial mechanical services company that could provide an array of "best practices" in HVAC and other facilities management areas.
The scope of work includes not only full facilities maintenance for all corporate HVAC equipment, but also career enhancement, training, and general technical skills building for Aflac's maintenance staff; energy audit and management studies; and any value-added facilities management services.

EMCOR Services Aircond became Aflac's vendor of choice by combining its HVAC preventive maintenance and repair, water treatment services, mechanical system retrofit, building automation systems (BAS), and energy engineering services with EMCOR's strengths in elevator maintenance engineering, e-learning, and facility management.

Technical Facilities Management and Support
EMCOR Services Aircond provides a full-time on-site technician supported by other technicians trained on the campus’s systems and equipment. They receive additional assistance from a district service manager, an account manager, and an executive team member, ensuring best practices oversight.
A Facility Energy Efficiency and Productivity Survey
Conducted by an engineering team, this audit evaluates Aflac's campus facilities, building automation systems, and equipment to identify potential energy audit, efficiency and productivity improvements. Emphasis is on mechanical systems and equipment operations, control strategies, and energy management. This audit has already identified a number of programming changes and mechanical system retrofit additions that significantly reduce Aflac's energy costs and increases energy efficiency.
Monthly Facilities Maintenance Training Curriculum
EMCOR Services Aircond developed a monthly facilities maintenance training curriculum for Aflac's primary facilities managers and personnel. The curriculum combines e-Learning courses developed and administered by EMCOR’s Customer Solutions Center with hands-on and classroom training in specific subjects. Aflac uses this training as the foundation for professional development of its facilities maintenance personnel.
Campus-wide Elevator Maintenance
EMCOR Facilities Services Engineering and Technical Consulting team combined what were originally three elevator maintenance contracts with three different companies into a single campus-wide contract. This contract includes a major overhaul and upgrade of the four elevators in the 19-story high-rise. The cost to Aflac for all of these services equals the previous three maintenance-only contracts combined.
Facilities Audit
EMCOR Facilities Services conducted a facilities audit with the objective of reviewing the entire Aflac facilities maintenance group, and present observations and recommendations for increasing efficiencies, making organizational and managerial changes, and establishing skill-set requirements and upgrades. Upon completion, findings were presented to Aflac management for evaluation.
